Low Hazard Site Pollution Liability (LHS) Insurance
Our Low Hazard Site Pollution Liability (LHS) policy offers environmental coverage for pollution releases associated with on/off-site cleanup costs and third-party on/off-site bodily injury, and property damage emanating at, on, or from a specific owned or leased location or premises. This enhanced insurance policy features premises pollution coverage available for both new and pre-existing conditions and can also address the pollution exposures associated with above or underground storage tanks. Coverage is claims made.
LHS may be underwritten for a variety of industry groups such as:
- Light to medium manufacturing
- Purchasers of commercial property
- Commercial real estate
- Habitational risks
- Health care facilities
- Warehouses
- Auto repair facilities
- Laboratories
- Golf courses
Policy Features
- Coverage is written through AM Best "A+" XV and "A" rated carriers
- Claims-made and reported
- Location specific
- Covers on/off-site pollution (either can be deleted by endorsement)
- Covers new pollution conditions
- Coverage enhancements include non-owned disposal site and transportation of waste (no financial responsibility)
- Emergency mitigation costs arising from a pollution condition requiring immediate action
- Limits up to $10M available
- Minimum premium: $1,500
Submission Requirements
- Alta site pollution liability application (or other eligible environmental carriers’ site specific applications)
- Five (5) year summary of losses; with a description provided for large losses
